Fault reports, maintenance and property management

Maintenance and property management

Tenant’s responsibilities

• The tenant is responsible for keeping the entrance and front walkway clean, removal of snow and gritting (apartments with an outdoor entrance). Every housing company has a shovel or a snow shovel and a sand bin.
• The tenant is responsible for mowing their personal lawn.
• Smoke detectors (purchase and maintenance) are always the responsibility of the apartment’s occupant, i.e. the tenant. The company is responsible for the maintenance of smoke detectors connected to the electrical grid.
• Cleaning the windows and balconies from the inside and outside.
• Keeping the balcony clean and free of snow. Cleaning of drain holes.
• Maintenance and regular cleaning of wet room surfaces.
• Cleaning of replacement, inlet and outlet valves.
• Cleaning of the grease filter of the exhaust fan or cooker hood.
• Visual inspection of the drains and reporting of blocked drains. The tenant is responsible for the cost of unblocking of blockages caused by the tenant.
• The company must be informed of leaking taps and toilets.
• Cleaning of sink water seals and floor drains.
• Procurement and replacement of light bulbs.

 

Property management’s responsibilities

Small repairs and general management
• tenant guidance
• moving-out inspections
• names for mailboxes
• opening of locked doors, for a fee (between 6 a.m. and 9 p.m. EUR 30 / between 9 p.m. and 6 a.m. EUR 50 / invoiced fee EUR 60)
• flying of the flag
• technical condition of the building (HVAC, electricity, automation)
• reporting to the company
• inspections
• accepting fault reports
• cleaning gutters
• replacing filters in air conditioners twice a year.
Winter and summer maintenance of outdoor areas
• mowing the lawn
• trimming
• shrub care
• snow removal by machine and sanding
• manual snow removal in front of storage facilities, in waste container areas and from carpet beating racks and clotheslines
• manual snow removal and gritting of walkways, excluding front walkways.
The property management is responsible for the cleaning of hallways and stairways in apartment buildings as well as shared sauna facilities.

 

Division of responsibility table

• The rule of thumb in repair and maintenance matters is that KOY Kalajoen Vuokra-asunnot Oy is responsible for outdoor and indoor maintenance in the case of general wear and tear. The tenant is responsible for the repair of damage caused by the tenant themselves or their visitors. We have prepared a division of responsibility table that indicates the responsibilities for the most common apartment maintenance issues.
